Sarah is the Operations Manager on our team. She handles the contracts to closing on the purchasing of a home, she has this to say about the next step after you have found the perfect home:
"Part of my contribution to the team is to help with a smooth transaction. The home buying process can be a stressful time, not to worry, that is what I am here for, to minimize your stress.

Once your offer is accepted I will send out a list of important dates, set up the inspection and then we will go over the report and if necessary send over an amendment to address concerns with the property. All this is done in your due diligence period.

Due diligence is a period where you have the right to inspect the property or send whomever you desire to inspect the property. The average days of due diligence is usually 10 days. During this period you as a buyer have a right to walk away for any reason without penalty. You will also want to make sure you have submitted all of your loan paperwork to your lender asap after a binding contract to immediately begin the process.

As soon as all parties come to an agreement the next step is for the lender to order the appraisal.  After the appraisal comes back and your final documents are submitted to the lender we are on the home stretch to the closing date! The appraisal is ordered by the lender. This can typically be ordered at anytime per buyer's discretion. Lender's like to wait to order the appraisal after the inspection to ensure you as the buyer are comfortable with moving forward.
